Buying or selling a home is one of the largest financial decisions most families make, and a great deal of it depends on the person guiding you. A good agent can save you money, stress and mistakes. A careless one can cost you all three. Here is why it matters, and how to find someone you can really trust.

What a good agent actually does for you

How to check an agent before you trust them

  1. Verify the license. In Florida, you can look up any real estate license for free on the state's official site, MyFloridaLicense.com. You can see whether it is active and which brokerage the agent works under.
  2. Read real reviews. Look at the agent's Google reviews and what past clients say about communication, not just the result.
  3. Ask about local experience. How many homes have they sold or leased in your area? Do they know the communities, HOAs and CDD fees?
  4. Pay attention to communication. Do they answer quickly? Do they explain things clearly in the language you prefer?
  5. Ask about their network. A good agent works with lenders, inspectors and attorneys they trust and can recommend.

What to know about the buyer agreement

Since August 2024, after a national settlement involving the National Association of REALTORS®, buyers who work with an agent who is a REALTOR® usually sign a written agreement before touring homes. The agreement says what the agent will do for you and how, and how much, the agent will be paid. Compensation is always negotiable.

Read the agreement, ask questions, and make sure you understand it before you sign. A trustworthy agent will explain it to you calmly, without pressure.

In Florida, real estate agents usually work as transaction brokers unless you agree to a different relationship. A transaction broker gives limited representation to the buyer, the seller or both, and must treat everyone honestly and fairly. Your agent should explain this to you at the start.

Why follow an agent before you are ready

Many of my clients followed me on YouTube, Instagram or Facebook for months, or even years, before buying or selling. It has real advantages:

I share home tours, market updates and practical tips every week, in English and Spanish. Follow along, and when you're ready, I'm a call or a WhatsApp message away.
