Moving to Orlando From Another State

Thousands of families move to Central Florida every year from New York, New Jersey, Texas, Illinois and beyond. Many of my clients buy before they arrive, and I help you do it right from wherever you live now.

What changes when you move to Florida

  • No state income tax on your wages or retirement income.
  • Property taxes depend on your county and city. Once it's your main home, the homestead exemption cuts your taxable value and caps yearly increases.
  • Home insurance costs more than in many states. Newer homes, roof age and wind mitigation features make a big difference, so I get quotes before you commit.
  • Many communities have HOAs or CDD fees. I'll show you the total monthly cost, not just the mortgage.

Choosing where to live

  • Lake Nona and Southeast Orlando: newer homes, Medical City, close to the airport.
  • Winter Garden, Windermere and Horizon West: top-rated schools and lakes, west side.
  • Lake Mary, Sanford and Winter Park: established areas north and central.
  • Kissimmee, St. Cloud and Davenport: more space for the money, and vacation-rental zones.

Buying before you arrive

  • Live video tours of every home you're serious about.
  • Electronic signatures for the offer and contract.
  • Remote closing with the title company, online or by mail.
  • Inspection, insurance and utilities coordinated so the home is ready when you land.

Frequently asked questions

Can I buy a home in Orlando before I move?

Yes. Many of my clients buy remotely with video tours, e-signatures and a remote closing, then move in when it's ready.

Does Florida have a state income tax?

Florida has no state personal income tax.

What is the homestead exemption?

If the home is your permanent residence on January 1, you can apply by March 1 for an exemption that lowers its taxable value and caps yearly assessment increases.

Why is home insurance higher in Florida?

Hurricane risk and the insurance market raise premiums. Newer roofs, impact windows and wind mitigation can lower them noticeably.
